DESCRIPTION:FIRE HAZARD CONSIDERATIONS WITH ENERGY STORAGE SYSTEM IN TALL BUILDINGS \nThe implementation of energy storage systems (ESS) is on the rise. The use of ESS can smooth the imbalance between supply and demand in the power grid. Furthermore\, ESS can lead to better operational efficiency\, improved quality of power as well as cost reductions. This fairly new technology\, however\, comes with inherent fire and explosion risks\, the extent of which the industry is still working to understand. As the implementation of lithium-ion battery ESS has surged over the last 2-3 years\, there have also been more reported fires and explosions with these systems. If strict operational limits cannot be maintained\, lithium-ion batteries can undergo a condition called thermal runaway. The typical consequence is the release of potentially large quantities flammable and toxic gases\, which must be taken into account in the building safety concept. Solutions will be presented that can help building designers address this hazard. \nThis presentation provides an introduction into the fire and explosion hazards associated with lithium-ion battery energy storage systems (ESS) and the mitigation of those hazards associated with these systems. In particular\, the presentation will explain lithium-ion battery thermal runaway\, lay out a general safety approach\, and conceptualize mitigation measure options. In addition\, applicable codes and standard requirements will be presented to assure that architects\, engineers\, and project managers are informed about project impacts. Case studies and building applications are presented to deepen the understanding.

DESCRIPTION:A tour of SALESFORCE Tower\, Wolff Point\nHosted by: Matt Streid (MKA)\, Sean May (HKS)\, and Jeannie Torres (Hines) \nThis meeting will be a tour of the recently erected\, substantial complete SALESFORCE Tower. We will meet on the Building Lobby at 5PM (address below) were we will meet our hosts. The attendees will be broken into smaller groups and tour various areas of the building spaces. Highlight unique spaces and tenant amenities. \nSalesforce Tower Chicago is the latest high-rise office building to adorn Chicago’s skyline.  The tower serves as the final piece of the decade’s long development on the iconic Wolf Point site at the confluence of the Chicago River.  The building was recently opened to its namesake tenant in early May\, while the remainder of the mid- and high-rise floors are completing their tenant build out for Kirkland and Ellis.  The site tour will be hosted by the property manager and key members of the design team. NAE\, MASCE\, Fctbuh\nManaging Director/Founding Partner: Rise Global llc \nMerdeka 118 is a large-scale mixed development that consist of a 118-storey mega-tall tower\, three high end residential towers and more than 130 000 m2 of high-end retail space. At the heart of this prestigious development\, is an iconic 118-storey diamond shape tower that is set to redefine Kuala Lumpur skyline with height of 679.9m tall to become the second tallest Tower in the world. The effective application of High-Performance Concrete up to C105 has significantly optimize the size of structural elements and improve the economics of the building by maximizing premium floor space.  High Performance Concrete up to C105 has been applied to the mega column and core walls to optimize the size of the elements and improve the gravity and lateral load resisting capability of the elements. To ensure delivery of HPC to the highest standard\, extensive testing program and QA/QC program has been developed. The successful development and application of HPC in Merdeka 118 Tower has push the boundary of HPC utilization in Malaysia since the Petronas Twin Tower and will serve as beacon for efficient use of HPC in future tall buildings.  \nFor this presentation we will meet on:\nSeptember 14\, 2023 \nWaterview \n350 W Wolff Point Plaza\n15th Floor\,\nChicago\, IL 60654 \nFor those that attended the June SalesForce Tower tour it is the location where we went for our after tour social time. DESCRIPTION:A Funny Thing Happened on the Way To The Illinois Supreme Court Deciding a Routine Duty To Defend Insurance Coverage Case \nPresented by: Jeffrey S. Youngerman Esquire\, of Flaherty & Youngerman PC\n \nOn November 30\, 2023 the Illinois Supreme Court rejected decades of lower court decisions refusing to find insurance coverage for general contractors\, developers and subcontractors under their standard CGL polices when they were sued for property damage arising out of construction defects. Illinois has  joined the much more insurance coverage friendly majority view adhered to by most of the rest of the country.  While the ruling does not mean all repair costs will be covered by insurance\, it will likely result in valuable coverage in many situations.  For example\, it will pay for lawyers to defend you\, and will likely pay for the damages your work causes to other parts of the project other than your work.  Some insurers remove this kind of coverage by slipping in a special endorsement you would not necessarily recognize.  If you are an owner of a building this ruling may make a big difference in whether you are able to make a recovery from the contractor whose faulty work damaged your building. If you are a forensic architect or engineer investigating building damages\, you need to know how to document conditions to maximize the owners’ potential insured recovery.  If you are an insurance broker you need to advise your clients on available coverages\, and possibly seek resubmittal of existing claims. \n About the Presenter \n For over 25 years Jeffrey S. Youngerman Esquire\, of Flaherty & Youngerman PC has litigated construction and professional liability issues on behalf of or against Owners\, Developers\, Contractors\, Architects and Engineers primarily in multi-party defect claims and related insurance coverage litigation. He has handled numerous appeals involving construction law including appearing twice before the Illinois Supreme Court in groundbreaking rulings on enforceability of arbitration clauses in multi-party litigation and warranty law. He has been a speaker on construction law for various organizations\, including consulting with local media for construction related stories like the 2003 Chicago deck collapse. He is a member of ASTM E06 on Performance of Buildings.  For many years he served as an instructor for Lorman Education Services teaching a class on construction law and risk management to Architects and Engineers.  For decades he argued for Illinois to join the majority view in favor of insurance coverage for construction defect damage. On November 30\, 2023 the Illinois Supreme Court agreed with him\, joining the majority view. Climatic Impact on Internal Pressures of Mega-tall Building \nPresented by: Mehdi Jalayerian\, PE\,  Senior Principal\, ESD now Stantec Consulting Services Inc.\n \nThe climatic conditions at the top of a very tall building are cooler and drier than those at grade. While standard equations exist to describe upper-level climatic conditions for buildings\, the global variation can be significant and local profile data should be utilized to estimate upper-level climatic conditions. Localized climatic conditions such as wind and temperature impact uncontrolled air movement into and out of a tall building due to wind forces on building envelop and air buoyancy caused by indoor/outdoor temperature difference. The uncontrolled air movement or uncontrolled internal pressure difference significantly impact the performance of HVAC and life safety pressurization systems and will impact building energy performance specially in harsh climatic conditions. This presentation discusses the internal pressure variation in mega-tall building and its impacts on building HVAC system design\, operation and energy performance and provides strategies to mitigate and manage such impacts. The financial impact of building operation and its energy performance and disruptive risks of uncontrolled internal building pressure can be effectively mitigated if analyzed holistically and addressed early in the design of tall towers.\nLearning Objectives:\n1. Tapering in both plan and section\, the towers frame a view of the lake\, while angling back towards the cityscape. The classic “Chicago window”—a bay window design that is a hallmark of the city’s historic architecture—is re-imagined as a shallow bay of floor-to-ceiling glass\, with metal detailing that evokes the rippling surface of Lake Michigan. \nA plaza between the two towers will mark the end of Water Street\, featuring amenities\, public art\, and spaces for residents and guests within a two-story podium. 400 Lake Shore will redefine the north edge of Chicago’s Riverwalk\, with open spaces and pedestrian routes connecting to the planned DuSable Park. DESCRIPTION:Northwestern University Ryan Field\nWith Emphasis on the Deep Foundations and Earth Retention\n \nPresented by: Michael Wysockey\, Thatcher Foundations & Greg Cuttell\, Turner Construction\n \nNorthwestern University’s Ryan Field is under construction in Evanston with the participation of several companies having CCHRB members\, including: Turner\, Walsh\, Perkins & Will\, Thornton Tomasetti\, GEI\, and Thatcher Foundations. Demolition is complete and the deep foundations and earth retention system are being installed.   The deep foundations are belled caissons bearing on hardpan approximately 80 feet below grade. The earth retention is a permanent system made up of steel sheet piling\, soil anchors\, and tie rods. When complete\, the elevation of the field will be more than 20 feet below grade. \nThe program will consist of a site walk through to see the foundation drill rigs and installation techniques followed by a presentation of the stadium project overall with an emphasis on the deep foundation and earth retention design. In addition to the several service cranes and equipment\, there have been 4 different caisson rigs\, 2 sheet pile rigs\, and 3 soil anchor rigs.  This is a job site tour\, as a reminder proper Personal Protective Equipment (PPE) will be enforced\, if you have a hard hat\, bring it\,  safety shoes\, and high visibility vests are encouraged.  DO NOT WEAR OPEN TOE SHOES! \nThis meeting has a capacity limit of 50 participants and will take place at: \nRyan Field East Parking:\n1501 Central Street\,\nEvanston\, IL 60201 \nThe committee meeting will convene at the usual time 5:00 pm in the Job Site Trailers with appetizers. DESCRIPTION:Lakhta Center \nPresented by: Ahmad Abdelrazaq\, S.E.\, NAE\, MASE\, FCTBUH\, RISE Global \nThe lecture will focus on the Lakhta Center\, at 462 meters\, the tallest building in St. Petersburg and in Europe. The iconic shape of the tower is composed of five individual “leaves” or “petals” that twist and taper as they rise and rotate 90 degrees from base to pinnacle. The unique form presented complex challenges for design and construction\, leading to opportunities to improve the original design and develop a new outrigger structural system with significant cost and time benefits. \nAbout the Presenter\, \nDesign for constructability and delivery of high performance of supertall structures has been a prime concern of Ahmad Abdelrazaq. Having begun his career in the Chicago office of SOM in 1987\, where his project portfolio included the Jin Mao Tower and the Hotel De Artes in Barcelona\, Ahmad joined Samsung in 2004 and went to work as the Chief Technical Director of the Burj Dubai Project\, collaborating with the architects and engineers at SOM on the evolving design for the world’s tallest building\, later renamed Burj Khalifa.  For that project he developed an award-winning real-time structural health monitoring program\, embedding more than 2\,000 instruments and survey programs to correlate and verify design assumptions with actual tower behavior. Based in Seoul\, Abdelrazaq is Senior Executive Vice President at Samsung C & T Corporation where he heads the High-rise Building and Structural Engineering Divisions.  Since joining Samsung\, in addition to Burj Khalifa\, he has been involved in the design and construction planning of several local and international projects including Samsung HQ office\, the proposed 151-story Incheon Tower\, 360 West\, Mumbai\, and Tanjong Pagar in Singapore.  He has also held operational positions as Executive Project Director of the Merdeka 118 in Kuala Lumpur and the Lakhta Center in St. Petersburg\, Russia. \nThis meeting will take place at: \nWaterview \n350 W Wolff Point Plaza\n15th Floor\,\nChicago\, IL 60654 \nThe committee meeting will start at the usual time 5:00 pm in the Waterview Lounge with drinks and appetizers. DESCRIPTION:Built Environment – A Market Transformation Action Agenda \nPresented By:  Holly Crilly\, Director\, Key Accounts\, North America -WBCSD   www.wbcsd.org \nFollowing our spring seminar this past June\, titled Beyond Sustainability; the Path to Carbon Neutrality.   This program is an introduction to the World Business Council for Sustainable Development (WBCSB) and their global Action Agenda.  Launched in 2023\, the Market Transformation Action Agenda is an ambitious project that brings together built environment stakeholders from all along the value chain to identify the key barriers preventing us from achieving a net zero built environment. It acknowledges the scale of change industry needs is only possible with deep and radical collaboration.   The outcome is a co-created transformative action agenda guiding the path towards halving emissions by 2030 and reaching net zero by 2050.  Stakeholders from across the built environment value chain are now invited to join WBCSB in driving and delivering the active transformation that the Agenda sets out. \nThis work calls for actors from business\, finance\, policy and science to collectively advocate for a shared vision and commitment to systemic decarbonization by pulling on the three key transformational levers: \n\nAdopt life-cycle thinking and Whole-Life Carbon Assessment across the full value chain and align key indicators\, metrics and targets.\nIntegrate the carbon cost and reflect it in the price of products and services throughout the value chain\, including in procurement and taxonomy.\nTransform the supply and demand dynamics to incentivize low-carbon solutions based on the Whole-Life Carbon approach.  \nThe holistic and performance-based approach underlying these three market transformation levers represents an opportunity for all stakeholders to innovate and scale solutions along the value chain\, adapted to their context and environment and ultimately leading to transformative change for all.\n\nAbout the presenter\, \nHolly graduated from the University of Wisconsin-Madison with a BA in English (Literature). She led marketing and communications engagements with leading global brands\, working with Leo Burnett and Ruder-Finn.  She spent 18 years in global leadership at Cisco Systems\, in sales strategy\, marketing\, operations\, enablement\, and chief of staff roles. While at Cisco\, she earned a LEAD Certificate in Corporate Innovation from Stanford’s Graduate School of Business\, after a year of interdisciplinary studies. More recently\, before WBCSD\, Holly was a Climate base Fellow\, which helped her build foundational knowledge around our climate challenges and opportunities and consulted with McDonough Innovation. \nHolly’s goal is to make a major impact on our global climate\, nature\, and equity challenges. Leveraging the above experience\, she will build on the Region’s excellent work by adding new members and ensuring impact on WBCSD Imperatives and Pathways and on members’ sustainability and business performance. She brings a positive and collaborative approach and help expand the North American team and enhance WBCSD’s local presence. \nHolly is based in Chicago\, with husband and enjoys seeing their young adult kids when they are home. DESCRIPTION:Jahn/ lines a residential building in Chicago Michigan Avenue \nPresented by Phillip Castillo\, FAIA\, Excecutive Vice-President/Managing Director Jahn/  \n A quick scan of the Chicago skyline reveals a sea of glass curtain wall towers. For 1000M\, a new residential building in the Historic Michigan Boulevard District\, Jahn set out to design a building that sets itself apart from this monotony. The facade of the 805-foot tower was faced with a unitized curtain wall that was further articulated by mill finished aluminum spandrels. A “cut” through the building’s center accentuates the shift in the shape of the floor plate from a rectangle at the base to a parallelogram at the top. \nAbout the Presenter \nPhilip Castillo brings over 40-years experience\, on many of Jahn’s more complex projects. His involvement allows him a unique perspective on buildings with complex programs and systems and the thorough understanding of how a project’s components and details are synthesized within the design concept. His resume includes projects on a global scale such as Sony Center Berlin\, The Suvarnabhumi International Airport in Bangkok\, Shanghai New International Expo Centre\, Tokyo Station Yaesu Development in Japan\, the recently completed 1000M in Chicago and the repurposing of the James R. DESCRIPTION:2121 Avenue of the Stars  (Nakatomi Plaza) \nPresented by Jim Zorn\, Zorn Facade Solutions Inc. \nOn Christmas Eve\, 1988\, a group of terrorists led by Hans Gruber took the Nakatomi employees hostage during their Christmas party. Although the group of terrorists appeared to be motivated by freeing political prisoners\, they were actually after $640 million in negotiable bearer bonds and other valuables stored in the Nakatomi Corporation’s vault and were planning on killing the hostages in an explosion so they could escape unnoticed. \nIn this presentation\,  Jim\, will explore the Facade design and construction of the building known in pop-culture as Nakatomi Plaza.  During its construction in 1986 to 1987\, the project was called “Studio Properties” then named Fox Plaza after completion as it is located on the 20th Century Studios Lot in Century City\, CA. \n\nProject Specifics\nUnique Curtainwall Design & Project Features\nInvolvement in filming of the Movie “Die Hard”\nTechnical Glass and Exterior Wall Lessons from the Project / Filming Die Hard\n\nAbout the Presenter \nAs the President of Zorn Facade Solutions Ltd.\, Jim provides custom requested support to owners\, developers\, architects\, and contractors for common sense solutions on technical challenges in both the new construction and renovation markets. DESCRIPTION:Bioclimatic Skins for the Future Environment  \nPresented by:  Luke Leung\, PE\, ASHRAE Fellow\, BEMP\, P Eng – Principal Skdimore\, Owings  & Merrill\n \nBioclimatic Skins for the Future Environment – While building physics are based largely on Newtonian principles\, physics outside of the built environment have been moving towards quantum mechanics.   This presentation will start to see environmental factors through the lens of quantum mechanics.  Also\, will include the future bioclimatic elements and how the above may inform our future facade design. \nAbout the presenter: \nAs a firmwide leader in SOM’s interdisciplinary Sustainable Design Studio\, Luke Leung defines high-performance design as the integration of sustainability\, wellness\, and innovation. Through his work\, Luke advances innovative practices\, design ideas\, and cutting-edge technology in pursuit of a world where humans and nature will thrive together. \nLuke’s work includes the Burj Khalifa\, the world’s tallest man-made structure\, and a project in Riyadh that will be one of the first net-zero buildings in the Middle East. He led the sustainability program for Xiong’An New Area\, a master plan for a city in China targeting exceptional wellness goals and designed to achieve net zero by 2050. DESCRIPTION:High Rise Healing: Ten Years After – Trends and Lessons \nPresented by Douglas J. King AIA\, CSI\, NCARB\, ACHA\n \nTen years ago this coming March\, Mr. King gave a presentation to the Chicago Committee on High Rise Buildings on “High Rise Hospitals.” This presentation stemmed from a viral blog he wrote for Building Design and Construction Magazine entitled “Are We Ready for High Rise Hospitals?” \nhttps://www.bdcnetwork.com/home/blog/55151771/are-you-ready-for-high-rise-hospitals \nFollowing that initial presentation\, Mr. King also contributed to a Spring Seminar focused on High Rise Hospitals\, supported by many of the CCHRB members.  This seminar coincided with the publication of an article in the CTBUH Journal on this topic. In the past ten years\, this topic has gone from being a “one off” presentation by Mr. King\, to a genre of building type within the healthcare community – commonly referred to as “XL” projects. \nPresentation Goals: \nThe goal of the presentation on High Rise Healing would be to provide those in healthcare planning\, architectural design\, structural engineering\, MEP/FP and IT engineering\, hospital constructors\, hospital operators and hospital ownership roles a snapshot of emerging challenges associated with the design\, construction and operation of healthcare facilities in high rise settings – and an update on trends that have developed in the past decade\, of following this topic in earnest.
